We are intimately involved in the entire design process, facilitating everything from the concept of the home to its interior architecture and materials. By blending a theoretical and practical background in classical architecture with an understanding of modern design, our team assists clients with selections and design decisions to create their dream and to design a “functional sculpture” which is enjoyable to live in.
If you have not already developed your building plans, we begin our process by developing a concept drawing based on your home site, requirements, and budget. After the plans are refined and approved we develop a series of specifications and a final budget. The final working drawings are completed and a construction agreement is signed. This complete process normally takes between 30 and 120 days. Prior to construction we provide a list of services to make the process of starting your home as carefree as possible. These services are listed below:
Review programming and design as it progresses, and prepare preliminary estimates of the construction costs.
Review preliminary material specifications and design details and advise on material availability and “constructability” of design.
Prepare, monitor, and maintain a project schedule that evolves as the design progresses.
Identify, quantify, and explain the impact on costs and schedule of any value engineering items.
Prepare and update construction cost estimates as needed to ensure the budget is maintained.
Recommend alternative methods and/or materials to improve the schedule, reduce costs, and facilitate construction.
Prepare a schedule of unit prices that may be needed in the performance of the work.
Finalize a list of approved subcontract bidders. Prepare bid schedules, instructions to bidders and conduct pre-bid meetings.
Establish a cost for the work based on bid analysis. Include the date of substantial completion and complete listing of each of the subcontracted trades.
Make necessary submittals to neighborhood design review boards.
Attend design review meetings.
Obtain and evaluate soil tests and surveys.
Obtain necessary building permits.
